888 Tennessee began with the purchase of an existing 39,000 SF warehouse in the thriving Dogpatch neighborhood of San Francisco. Working collaboratively with the City of San Francisco and the Dogpatch Neighborhood Association (DNA), entitlements were then approved for 110 multi-family units and 6,000 SF of street-level retail.

888 Tennessee was sold to American Realty Advisors (ARA) in 2021 for $35.2 million, representing $902 PSF.

About the Project

888 Tennessee began with the purchase of an existing 39,000 SF warehouse in the thriving Dogpatch neighborhood of San Francisco. Working collaboratively with the City of San Francisco and the Dogpatch Neighborhood Association (DNA), entitlements were then approved for 110 multi-family units and 6,000 SF of street-level retail.

The project’s design tapped into the industrial feel of the evolving Dogpatch — with its combination of eclectic retailers, restaurants, wine bars, designers, and light industrial creative manufacturers. It also embraced Esprit Park, situated immediately to the west of the site.

Prior to the groundbreaking for the proposed multi-family and retail, we entered into a long-term warehouse lease with online retailer Amazon.
