Englewood South established a new, high-density, mixed-use neighborhood via the redevelopment of a contaminated property that had historic and outdated uses. The goal for Englewood South was to create an upscale, livable neighborhood, where one can work, live, shop, and play. This led to a development with high-end architecture, utilizing concepts of Smart Growth and New Urbanism. The site is an assemblage of eight distinctive industrial properties, including a historic GM plant totaling roughly 40 acres, strategically located two miles from the George Washington Bridge (which serves as the connecting point between Bergen County and New York City).
Englewood South’s creation resulted from a collaborative effort between the City of Englewood and The Hekemian Group, who together shaped a zoning change from industrial to a PUD, mixed-use. Additionally, all of the assembled properties had significant environmental soil and water contamination, which required intensive delineation, DEP documentation/reporting, and remediation — all managed by The Hekemian Group. The site is located in an exceptionally high barriers-to-entry region.
The overall scope for Englewood South includes 1,142 housing units, roughly 60,000 SF of lifestyle retail, 50,000 SF of boutique office, and three acres of open space/park lands. At full buildout, total building square footage will be just under 2 million SF, with a total market value of $500 million.
